Clubhouse Emergency Procedures

- In case of fire, all occupants of the building must exit the building immediately.
- In case of a tornado, all occupants of the building must move to the locker rooms in the lower level.
Clubhouse Reservations
- To reserve any rooms on the main floor of the clubhouse, contact the clubhouse manager or the staff member on duty.
- The lobby, library, deck, and lower level cannot be reserved.
- Reservations are on a first-come first-served basis.
- Scheduling Private Events (i.e., weddings, graduations, anniversaries, birthdays, retirements, memorial services, and business events):
- An appointment with the manager or staff member on duty needs to be scheduled to complete the reservation process including a review of building rental availability, policies, procedures and payment in full upon completion of the reservation form.
- Resident Charges: Until May 31, 2022, there will be no charges for residents. Usual rates: $25 per hour for a single room on the main floor (dining room/kitchen or grand room); $50 per hour for multiple rooms. The total charge includes set-up and clean-up times in addition to the overall time of the event.
- Non-resident Charges: NOTE: At this time, we are not taking reservations from non-residents. Usual rates: $50 per hour for a single room on the main floor (dining room/kitchen or grand room); $100 per hour for multiple rooms. The total charge includes set-up and clean-up times in addition to the time of the event.
Entry Policies
- Residents, and guests accompanied by a resident, must sign in at the front desk when using any of the amenities in the lower level (during both open hours and keyless entry hours).
- Appropriate clothing is expected to be worn by residents and their guests, i.e., shirt or cover-up and footwear.
- Children must be accompanied by an adult at all times.
- Smoking and vaping are not permitted in the clubhouse and surrounding areas.
- Resident and their guests use the clubhouse facilities and surrounding properties at their own risk.
- The cost of any damage due to misuse or vandalism of the clubhouse or surrounding property by a resident or the resident’s guest(s) will be charged to the resident, and will result in immediate loss of clubhouse privileges.
- The clubhouse manager, staff, and security have the authority to request identification from and to refuse service to anyone who disregards the clubhouse rules.
- The clubhouse manager and/or site manager may revoke the privileges of any Parkview Hills resident.
- Any person found on the clubhouse property after closing hours may be arrested for trespassing and clubhouse privileges will be revoked. If the offender is a minor, the responsible party will be notified and their privileges revoked.
Guests and Guest Passes
- A resident can have a maximum of three guests at the clubhouse at any time. Exceptions can be made for visiting family members at the discretion of the clubhouse staff.
- Each guest must be accompanied by a resident. Guests may not bring their own guests.
- Residents having house guests may get a guest pass for a maximum of two weeks by visiting the clubhouse office. If a guest pass is lost, please come to the clubhouse office to report the loss and to receive a new guest pass.
Keyless Entry
- The keyless entry system allows residents and immediate family members who reside in Parkview Hills to enter the clubhouse through the front door between 6 am and 10 pm daily. Note: All residents must be out of the building by 10 p.m.
- You may apply at the clubhouse office for a key fob that permits keyless entry.
- The cost for a key fob is $10 per year, payable by check or cash. Please provide proof of residency. A driver’s license, utility bill, or a document from your management company is accepted.
- The key fob may be used only by the person to whom it was issued or by members of his/her family living at Parkview Hills.
- The key fob number and time of entry are recorded by the access device.
- Children under the age of 14 are not allowed in the clubhouse during keyless entry hours unless accompanied by an adult.
- Please report loss of your key fob immediately to the clubhouse office staff. The cost of replacing the key fob is $25.
- A red security phone and a first-aid kit are mounted on the wall in the entry area between the pools.
Bulletin Board
- The clubhouse staff needs to approve any item to be posted on the bulletin board.
- Material that is controversial, political or religious will not be posted.
- Material appropriate for posting includes:
- Committee meeting notices and minutes
- Kalamazoo area activities of interest to Parkview Hills residents
- Resident advertisements.
- Realtor official property listings.
Locker Rooms
- Lockers are available in the locker rooms adjacent to the fitness room on the lower level of the clubhouse.
- You may use any empty locker and provide your own lock while using the facilities.
- No child over the age of 4 can be allowed in the locker room of the opposite sex.
- A bathing suit or towel must be worn in the saunas.
Indoor and Outdoor Pools
- Admission will be refused to anyone with a communicable disease, skin abrasions, bandages, infections, or anyone who is intoxicated.
- Swimmers must shower before entering the pool.
- All swimmers must wear bathing suits. Babies in diapers are required to wear swim diapers.
- Only inflatable flotation toys designed for infants and toddlers are allowed in the pool, and the infant or toddler must be accompanied by an adult AT ALL TIMES.
- Noodles and kick-boards may be used appropriately.
- A lifeguard is not on duty at any time. You will be swimming at your own risk.
- Swimming alone is discouraged, for your own safety.
- Please replace the safety divider rope when leaving the pool; return your pool noodles to their container, and the chairs to their original positions.
- If lightning is spotted, or is within a 13-mile radius of the clubhouse, the hot tub and pools will be closed immediately.
- If an emergency, use the red telephone in the entry area between the pools to dial 911. A first-aid kit is mounted on the wall between the pools.
Not Allowed in Pool Areas
- Flotation devices other than those indicated above.
- Music or radio without headphones.
- Running, diving, pushing, or boisterous play; abusive or profane language; bullying.
- Spitting, nose blowing, or other bodily waste.
- Glass containers.
- Balls or flying objects.
- The clubhouse manager, staff, or security may remove a resident for inappropriate actions and may remove the pool privileges of any resident.
Hot Tub
- Admission will be refused to anyone with a communicable disease, skin abrasions, bandages, infections or anyone who is intoxicated.
- Children have a different body temperature regulation than adults. For this reason, we discourage children from using the hot tub.
- All users must wear bathing suits.
- If lightning is spotted, or is within a 13-mile radius of the clubhouse, the hot tub and pools will be closed immediately.
Exercise and Game Room Policies
- We strongly recommend that children under the age of 14 be in attendance with a parent.
- Street shoes and bare feet are not allowed on exercise equipment.
- No food, gum, beverages, alcohol, or glass containers are allowed in the exercise/game room area, except water.
- When the exercise room is busy, please limit your time on the equipment to 30 minutes or less.
- Swimwear is not allowed in the exercise/game room except for going to and from the lockers.
- No boisterous play or abusive language.
- Please use spray bottle and towel provided to clean equipment after using.
- Please return weights to weight racks.
- Please DO NOT place any items on the ping pong and/or pool table (coats, towels, water bottles, etc.). They are for game use only.
- Ping Pong paddles and ping pong balls are provided for use with the ping pong table. Let staff know if you need replacements.
- In order to use the pool table, you can check out pool cues and chalk from the clubhouse desk. After hours, you will need to bring your own equipment.
- Use exercise equipment at your own risk. Management assumes no responsibility for injuries or accidents that may occur.
- The cost of any damage due to misuse or vandalism of the equipment by a resident or the resident’s guest(s) will be charged to the resident, and will result in immediate loss of clubhouse privileges.
Gas Grills
- Two gas grills are available for residents to use during the regular clubhouse hours (weather permitting). Grills will not be available during the winter months.
- One grill is on the upper floor deck and one grill is on the lower floor deck.
- In order to use a grill, you must sign in at the clubhouse office to receive a key to the grill.
- Operational instructions are available next to the grills.
- One of the grills can be reserved for a specific date and time through the clubhouse office. The other grill is available on a first-come, first-served basis.
- If you should have any questions regarding operating the gas grill, please inquire at the clubhouse office.
- The grills should be cleaned, cooled, locked and the key returned to the office at least 15 minutes before the office closes.
Boats and Canoes
- Residents may sign out a canoe or rowboat at the clubhouse office.
- For safety reasons, a minimum of 2 adults (18 years or older) are required in order to sign out a canoe or rowboat.
- You will be required to sign the equipment sign-out sheet, and have a copy of your driver’s license made in order to receive a key to unlock the boat or canoe, oars or paddles, and life jackets/cushions.
- No one under the age of 18 years will be allowed to check out a canoe or rowboat.
- Life jackets must be worn at all times while inside the boat or canoe.
- Boats and canoes cannot be checked out in inclement weather or if storms are approaching.
- Equipment must be returned in the condition in which it was received.
- After locking up the boat or canoe, the keys and equipment must be returned to the clubhouse office staff at least one hour before the clubhouse closes or before dark, whichever is earlier.
Basketball, Shuffleboard, and Volleyball Courts
- A basketball court and shuffleboard courts are located northwest of the clubhouse.
- A volleyball court is located by the Lake Hill ‘n’ Brook beach.
- Basketball, shuffleboard, and volleyball equipment can be checked out at the clubhouse office. Equipment must be returned to the clubhouse office staff at least one hour before the clubhouse closes or before dark, whichever is earlier.
Tennis and Pickleball Courts
- No animals are allowed on the courts.
- Guests may use a court if accompanied by a resident.
- Open courts are used on a first-come first-served basis.
- Reservations of the Upper Tennis/Pickleball Court:
- Reservations can be made by contacting the Clubhouse office at info@parkviewhillsclubhouse.com. If this is a hardship due to lack of a computer, please let us know.
- Only residents are eligible to reserve the tennis and pickleball courts.
- There is a two-hour maximum time limit for court reservations.
- Standing reservations are not permitted.
- Reservations cannot be made earlier than one week prior to court use.
- Tennis and/or Pickleball Equipment:
- Tennis rackets and tennis balls can be checked out and returned at the clubhouse office
- Pickleball paddles, balls, and a net can be checked out and returned at the clubhouse office.
- Equipment must be returned to the clubhouse office staff at least one hour before the clubhouse closes or before dark, whichever is earlier
- Tennis and/or Pickleball Lessons:
- Residents are welcome to hire an instructor as long as the reservation guidelines are observed.
- Residents can teach lessons as long as student(s) are resident(s) and the reservation guidelines are observed.
- All lessons must be held on the lower court.
Lake Hill n’ Brook Beach
- Lake Hill n’ Brook has a sandy beach with a picnic table and a volleyball area.
- The beach may be used only during daylight hours.
- Children under the age of 14 must be accompanied by an adult at all times.
Not Allowed on the Beach
- Fires are strictly prohibited. Penalties for having fires include loss of clubhouse privileges and/or being reported to Kalamazoo Public Safety.
- Swimming alone is discouraged, for your own safety.
- Radios without headphones.
- Diving, pushing, or boisterous play.
- Abusive or profane language.
- Glass containers.
- Litter; please put all refuse in the receptacles provided.
- Boats, rafts, aqualungs, or other large recreational equipment.
Walking Trails
- There are several miles of walking trails. Eleven markers with a map and fascinating information take you from the Cherry Creek Bridge to the Lake Hill ‘n’ Brook Beach.
- Paper trail maps are available from the clubhouse office.
- The trails can only be used during daylight hours.
- Guests must be accompanied by a resident.
- No bikes of any kind are allowed on the trails.
- Please pick up all dog droppings.
- Please leave the trails as nice as you find them.
Boat Use and Storage at Lake Hill n’ Brook
- Storage of boats, canoes, and kayaks on Parkview Hills Community Association (PHCA) property, by residents, is limited to the Boat Park on the north waterfront of Lake Hill ‘n’ Brook and the Kayak Park south of the volleyball court.
- Being assigned a boat slot does not entitle the registrant to leave the boat there for the winter. The PHCA Board of Directors may require that all boats be removed from the Boat Park for the winter.
- Boat owners must register anew each spring, at the clubhouse office, by showing proof of current Parkview Hills residency, completing a new registration form, and paying a nonrefundable $100.00 registration fee. The fee is to cover such things as personnel time and supplies for wait-listing and registration, rules enforcement, grounds maintenance, anchor equipment, slot numbers and other signs, supervision of approved use, etc. Registered boats must display a provided PHCA ID decal.
- Registration for a Boat Park slot shall not be complete until it identifies with certainty the boat(s) to occupy the slot, such boat(s) bears the PHCA provided identification decals, and such boat(s) occupies the assigned slot. Failure to occupy the slot with a registered boat substantially throughout the boating season shall be grounds to revoke the registration and register the slot to someone else.
- The Boat Park has a limited number of resident storage slots. The prior year’s registered households in good standing have priority, followed by residents on the waiting list. Registration is limited to one row boat or canoe slot per resident (household), or up to two rack slots for kayaks. To enable Boat Park use by the most residents, owners are encouraged to remove unused boats. Boats which appear to be abandoned or otherwise not in compliance with PHCA regulations will be removed.
- A Boat Park map is available in the clubhouse, showing slot numbers, kayak racks, and earth anchor locations. Each stored boat must be confined within the boundaries of its owner’s 5-foot-wide ground slot, with the exception being slots A3 and A4, which are narrow single canoe slots. The 1.5-foot-wide boat pickup walkways and 6.5-foot-wide boat rollover spaces between ground slots, and the 8- foot-wide central aisle between slot rows, must all be kept open. Stored boats are typically rowboats, kayaks, or canoes of modest size. Motors are not permitted. Boats are stored upside down to avoid rainwater accumulation. Boats cannot be tied to natural vegetation. Each boat shall be locked to the kayak rack or earth anchor cable provided for its slot.
- Owners assume all liability/risks associated with their boats, whether stored or in use. The PHCA assumes no liability/risk.
